Make sure you have

The Ruidoso weather has allowed us to complete almost all the staining
and repairs for the front and back decks.
We hope to get a second coat applied to the front decks before winter
sets in. If you see or have any problems
with your decks, please call or email me.
Our entry sign looks much better since it
has been repainted. The driveway entry
has a new berm/curb and we repaired several places on the parking lot. Our working facelift also includes adding
rock landscaping to help control erosion and correct or reroute water runoff
with some rock being added to the entry sign to give it a more polished look.

safety note: Consider having your chimney swept if you burn wood logs in your
fireplace. Gas leaks have been reported
a couple of times this past year. One
owner had a new valve, pipes, bottom pan and logs in his gas burning fireplace
replaced. These are his comments.
The control
valve had just recently become stuck in the "pilot" position, and
every so often I thought I detected a very slight whiff of gas. Sure
enough, a little gas was leaking when only the pilot was on, and the equipment
was in generally bad shape. So we went ahead and replaced the whole
thing. Not cheap, but necessary for safety and our peace of mind. I
don't know how many of our condos have gas burning fireplaces, but based on our
own experience, it might be good to recommend to our owners, the next time a
newsletter goes out, that any other similar fireplaces be checked.
Also, I don't know how many know this, but the outside gas shutoff valve for
each condo is on the gas pipe close to each meter, which has the number of the
condo on it. It requires a wrench to rotate the valve to the horizontal
position to shut the gas off. Of course, the gas company can be called to
come to shut the gas off, but in an emergency each owner should know where to
do it, also.
Two more things.
The control valve inside the fireplace at our condo was installed on the wrong
side - in our case on the left, rather than the right where the gas pipe comes
through the wall. Our fireplace man said this was also dangerous.
---- And for owners who don't know, the gas
company will not come inside your condo to work on the fireplace. All
they will do is come and turn the gas on or off outside at the meter. The
gas company referred me to a plumber.

Any owner not remitting their dues by
the prescribed date will be subject to a $10 a month late charge that will be
added to their account.
To avoid this additional charge your
check for the entire amount must be received by the payment date on your
statement.
